Let’s clarify something first: we have Mission Beach and we have Mission Bay. Mission Beach is right along the ocean and boardwalk, while Mission Bay is the man-made bay just across the street.

Belmont Park sits right in the middle of both. On the bay side, you can kayak, and on the beach side, you can surf—making it a great spot for families.

Mission Bay is actually the largest man-made aquatic park in the world. Back in the 1940s, this area was originally a swamp and tidal marsh before being transformed into the beautiful bay we know today. It was designed to give both locals and tourists a place to enjoy water activities and sandy shores.

Overall, Mission Bay is relatively safe, especially compared to larger cities. Most incidents are related to the high number of tourists—think more “party mishaps” than serious danger.

That said, it’s always smart to stay aware, lock your doors, and keep valuables secure.

Belmont Park is a historic amusement park that’s been around since 1925. It’s home to the famous Giant Dipper roller coaster.

Mission Bay Park is right behind me, and you can see how much more relaxed the water is here. This is the perfect place for kayaking, paddleboarding, or just floating with friends.

Mission Bay is centrally located just northwest of downtown San Diego, with quick access to major freeways and the San Diego International Airport.

It’s also packed with activities—from beach days to boating—and surrounded by great seafood restaurants.

The bay side offers a quieter, more peaceful vibe compared to the lively energy of Mission Beach, making it ideal for relaxing and recharging.

If you’re thinking about buying a home here as an Airbnb or short-term rental, Mission Bay is a prime location.

With strong tourist demand, properties can generate significant income, especially during peak seasons. Nightly rates can range from $200 to $800 or more for luxury waterfront homes.

However, San Diego has strict short-term rental regulations. You’ll need a permit, which falls into two categories:

Tier 1 allows you to rent up to 20 days per year.
Tier 2 is required for full-time rentals and is limited in availability.

You’ll also need to pay occupancy taxes and follow local rules like quiet hours and occupancy limits.

Mission Beach continues to see improvements, even without major new construction projects.

One local favorite is Capri Pizza, located right along Mission Boulevard. It’s the perfect stop after a beach day or bike ride—casual, affordable, and delicious.
