Fun fact: Temecula’s name comes from the Luiseño word teu, which means “someplace,” so this area has been a hotspot since forever. In the 1800s, this area was all ranches, cowboys, and stagecoaches. Fast forward to today, Temecula has award-winning wineries, golf courses, and a ton of new homes popping up — talk about a glow-up.

Living in Temecula means you get the best of both worlds: a peaceful suburban life with modern amenities, and you’re only an hour away from San Diego. Love wine? Temecula has over 40 wineries where you can sip and swirl like a pro. Want to start your mornings on a hot air balloon? You can do that here too. Plus, you get great shopping, top-rated schools, and a lively Old Town filled with restaurants and live music.
This new community is going to have a resort-style pool, a clubhouse, two playgrounds, two picnic areas with greenery, and fire pits. As you can see, the community is still under construction with roads and infrastructure in progress. They’re currently releasing Phase 4 out of 30, so it’ll be a while before it’s fully built, but the prices are unbeatable — in the $600,000 to $700,000 range for a gorgeous home.
These homes are modern, and one of the perks of buying here is that landscaping is included — so you don’t have to invest $10,000–$20,000 on your yard like many other new construction homes. All homes in California now require solar, and here it’s much more affordable than in San Diego: you can buy it out for about $13,000 or lease it for $80–$100/month.
Once completed, this community will be gated, and if you go through their preferred lender, you can receive a $15,000 credit toward closing costs. There are seven different types of upgrades already selected for each home, so you won’t be picking your own — the builder has pre-selected quality cabinetry and finishes for you.

Why are people moving to Temecula? Homes here are more affordable than San Diego, and the schools are top-rated — perfect for families and future homeowners who care about resale value. The area has a low crime rate and excellent proximity to San Diego. You get peace and quiet while staying close enough to visit whenever you want.
Amenities include pools, hiking trails, shopping, and dining, so there’s plenty to love. Honestly, the only downside might be that you drink more wine — but is that really a con?
Every home in The Prado is equipped with energy-efficient features like multi-speed HVAC systems, spray foam insulation, and high-performance air filtration, keeping your home comfortable while lowering utility bills.
Prado offers a collection of detached single-family homes with open-concept floor plans, chef-inspired kitchens, and amenities like a resort-style pool, clubhouse, parks, and playgrounds. The mountain views are spectacular, with occasional snow in winter — a beautiful backdrop for your new home.
The community has 237 homes and the HOA is about $267/month, with a tax rate of approximately 1.99%. All appliances, window blinds, and landscaping are included.

The first home we’re touring is Plan IV, one of the largest floor plans in the Prado community. It’s 1,858 square feet, with four bedrooms and three bathrooms, starting in the $700,000 range.
Home 2: Residence I
Next, we have Residence I, a 1,402-square-foot home with three bedrooms and two-and-a-half bathrooms, also starting in the $600,000s.
Home 3: Residence III
Finally, Residence III, the second-largest home at 1,640 square feet, features three bedrooms and two bathrooms, starting in the high $600,000s.
